Summary:

IRON SWORD serves as the Owner's Representative for the The Salvation Army, Greater NY Division on the acquisition, design and gut renovation of the existing Cotillion Terrace building into a new Corps Community Center located in Bensonhurst, Brooklyn. The Center will serve as a facility where the Corps can minister to the physical and spiritual well-being of all those within the community.

The Salvation Army Bensonhurst Community Center has been designed to meet its local community's needs and consists of ~18,000 sf of finished space including a gymnasium, chapel, offices, kitchen, cafeteria, classrooms, musical rooms, lounge rooms, and storage spaces along with a ground level parking lot to support vehicle traffic to the Community Center. The gut renovation of the 1926 building on the corner of 18th Avenue and 74th Street consists of complete interior demolition and abatement, building code corrections, structure alterations for stairway and shaft relocation, and the installation of a complete MEP and finish package throughout with utility tie-ins to ConEd and municipal water services.

As Owner's Representative, IRON SWORD is responsible for coordination of design and construction activities; negotiation and contract development for designers, consultants, and the CM; budget development and management; and overall project management and delivery.
